A historic estate designed by Oliver Messel, set on 11 acres with sea views, gardens, and private beach access.
Set within approximately 11 acres of elevated grounds overlooking the Caribbean Sea, Fustic Estate is one of Barbados’ most historically significant and privately held estates. Originally constructed in 1712 and later reimagined by the celebrated theatrical designer Oliver Messel, the property represents a rare convergence of architectural heritage, artistic legacy, and natural beauty.
Fustic Estate is not a residence created for display, but one designed for quiet living, privacy, and continuity. Its evolution over three centuries has been carefully managed, ensuring that each addition respects the integrity of the original house while allowing the estate to function effortlessly as a modern private retreat.
Architectural Heritage
Messel’s influence remains central to the character of the estate. His hallmark design language; arched openings, soft green detailing, classic shutters, and an intuitive flow between indoor and outdoor spaces can be felt throughout the estate. The result is architecture that feels neither imposed nor preserved, but entirely at ease within its landscape.
Over time, the estate has expanded thoughtfully:
A Plantation Wing was added in 1999 through a collaboration between Ian Morrison and a Portuguese architect
The Pavilion Wing followed in 2003, designed by an English architect from the Cotswolds
More recent upgrades include discreet infrastructure improvements and a newly constructed internal road and parking area
Each phase of development has respected the estate’s original proportions and rhythm, ensuring a sense of cohesion across the grounds .
The Residence
The main residence comprises seven en-suite bedrooms, comfortably accommodating up to fourteen guests, and is arranged across three distinct wings, allowing for flexibility, privacy, and multi-generational use.
The Main House contains the primary suite and an additional sea-facing suite, both positioned to capture elevated views and cooling trade winds.
The Plantation Wing offers a series of more secluded suites with direct garden access, alongside a games room suitable for relaxed gatherings.
The Pavilion Wing provides a quieter, self-contained space that may function equally well as a private lounge, meeting area, or retreat within the estate.
Across the house, living spaces exceed 13,000 square feet, with interiors designed to feel refined yet unforced.
Grounds & Landscape
The grounds of Fustic Estate are among its most defining features. Mature trees, winding pathways, and layered planting create a sense of seclusion and scale rarely found so close to the west coast.
At the heart of the estate lies a lagoon-style swimming pool, carved directly into a coral ravine and widely regarded as one of Messel’s most memorable design elements. Recently re-engineered, the pool is complemented by new decking and a natural rock waterfall, enhancing its integration with the surrounding landscape. A reflective garden pond, inspired by the gardens of Dartmouth, introduces a quieter counterpoint.
Additional features across the grounds include:
A gazebo suitable for wellness uses such as massage, pilates, or meditation
A children’s play area with traditional outdoor games
Extensive staff infrastructure
Solar infrastructure and a substantial water reserve, supporting resilience and sustainability
Beach Access & Seaside Component
Included with the estate is access to a private beachfront parcel located approximately a five-minute walk from the main house. This rare component provides both convenience and discretion, allowing the estate to enjoy the sea without sacrificing elevation or privacy.
The beachfront includes:
A one-bedroom chattel-style cottage, reflecting classic Barbadian design
A two-storey beach house, with a self-contained two-bedroom residence above and a one-bedroom day house below, reserved exclusively for Fustic Estate's use
Direct beach access and an outdoor shower at the beach gate
This arrangement allows for effortless transitions between sea and estate, while maintaining the integrity of the main residence.
Location
Fustic Estate is located in St. Lucy, on Barbados’ northern west coast; an area known for its privacy, dramatic coastline, and unspoiled character. While offering a profound sense of seclusion, the estate remains conveniently positioned:
Speightstown is approximately 10 minutes away
Holetown and its amenities are reachable within 25 minutes
Pristine beaches, dining, and daily services are all within easy reach
A Rare Offering
Fustic Estate is not simply a historic property, nor merely a luxury estate. It is a fully realised private domain, shaped over centuries, with the scale, provenance, and discretion increasingly sought by today’s global buyers.
Ownership offers not just a residence, but stewardship of one of Barbados’ most quietly significant estates.
